    The swimming pool of the villa, and the water pond, meet new security standards. The swimmingpool and the water pond are equipped with a security system in conformity with standards. An instruction manual is given to the tenant, who acknowledges having received it. The whole use instructions, and warning information, (phone number in case of emergency, advice lifesaving gestures and the symbols) are displayed, and they are very visible.

    (Law No. 2003-9, of the January 3rd 2003, on the safety of pools / Decree 2003 - 1389, of the December 31st 2003)..
    With effect from January 1st 2004, "the pools buried, not closed, private, for individual or collective use, must be fitted with a safety system, conform to actual standards, in order to prevent the risk of drowning."

    Security systems are no substitute for the vigilance of a parent. A protection system will never replace the vigilance of adults, including when using protection systems that must be verified and implemented after swimming. Adults have to be very careful. Children must be supervised at all times. You must never wholly rely on your protection equipment which may have stopped working or could be temporarily out of order. Water surface must be surveyed in its entirety. The safety devices must be used properly at all times i.e. barriers, covers and shelters must be in a locked position and alarms must be switched on.
    During the bathing and around the pool, it is advisable to equip young children with floating devices (adapted buoys; armbands; jerseys floats ...). You should never leave a young child, alone, in or around, a pool. You must always keep your children in your vision field. Les locataires recevront l’ensemble des informations concernant le diagnostic de performance énergétique relatif aux biens loués, dont le contenu sera annexé au bail.

    • BOOKING CONDITIONS : Your booking will be definitly confirmed when we will receive a deposit representing 40 % of the global amount of the cost of your stay.
    • SECURITY TENANT DEPOSIT : is required to cover the cost of any damage or breakages and the cost of telephon and other services : payment by transfer and returned to you in 5 days maximum after your departure from the property less any coasts. Delays may be caused while we are waiting to receive bills from providers.

    Shortcuts towards the sea :


    Take the "Eucalyptus" Avenue, and carry on along the street. You can see eucalyptus trees on both side of the road. This road is called « chemin des Eucalyptus ». After a while, you will walk over a small green wrought iron bridge. Then, you will cross the garden called « Square des Eucalyptus ». Here, there is a petanque (few petanque players are often there).
    Then, you reach the road RN7 and a bus stop. This is the bus service to Cannes. On the other side of the « RN7 » road, there is another bus stop for the bus service in direction to Nice or to Juan les Pins.

    • Red Arrow on the map : go through the way towards the sea, at the end,, take the way underground, under the railway, that leads to beaches. You can also go there by car and park your vehicule at the way underground entrance. This is a way to avoid the crossing of Juan les Pins before reaching beaches.

    • the pink arrow on the map : go through the real estate complex called « Antibes les Pins ». Cross the Exflora park. Then you will reach the way underground, under the railway, that leads to beaches. Here, it is possible to park. For this way, you need to walk approximately 15 minutes (1.8 km), and this avoid to walk or to drive all the way to Juan les Pins.



    Wooded garden

    Down from the terrace and the swimming pool, a beautiful lawn is the delight of children. A water pond (9,50 m x 4,50 m) is full of various plants, where evolve « Koïs carps ».
    Property on a garden of 1700 m2 planted with palm trees and various plants. This place will delight you. With luck, you'll see squirrels in the morning or evening. This environment changes colours depending on the season



    Access to these areas is secured by a childproof gate – the swimming pool and the pond have an alarm. Both are conform to the new AFNOR safety regulations as advised on displayed notices.



    A SPA (230mx2.30m), for 6 people, is in use all year round, on a South facing terrace. It is covered with a canopy under a Provençal olive tree - FM radio - Special light. Multi jets creating complete relaxation.






    Completely secure with two entrances :

    1°) with electric gates operated with a bleep: for private parking and tiled garage for two cars on the same level as the large terrace on the ground floor

    2°) through the gates: on the same level as the bedrooms on the first floor. Private parking and one parking space outside.
